2025 Housing Needs Report for Napa County

The California Housing Partnership recently published an annual report utilizing statewide and county-level data to illustrate housing needs.

Some of the key findings for Napa County include:

  • 3,395 low-income renter households in Napa County do not have access to an affordable home.
  • Renters in Napa County need to earn $49.66 per hour – 3 times the state minimum wage of $16.50/hour – to afford the average monthly asking rent of $2,582.
  • Stated another way, an income of $8,607 per month, or $103,284 annually, is needed to afford asking rent and not be ‘housing cost burdened’ (i.e., paying more than 30% of income on housing).

For some perspective, a medical assistant earns about half of what is needed at $4,919/month; a farmworker makes about $3,750/month; and a retail salesperson about $3,864/month.

It is clear more housing to support workers in our region is needed, which is challenging given the costs of land and construction compounded by diminishing funding sources and unfavorable market conditions. Despite these hurdles, OTSH continues to explore innovative ways to address the housing challenges in St Helena.
